Aircon Servicing in Singapore: How Often, What It Costs and What You Actually Need

In Singapore, the aircon is less an appliance and more a piece of essential infrastructure. Many households run it every night, all year. That constant use is exactly why servicing matters: dust, moisture and mould build up quickly in our humid climate, and a neglected unit cools less, costs more to run and eventually starts leaking.

This guide explains the different types of servicing, how often you need each, what you should expect to pay and how to avoid paying for work you don’t need.

Quick answer: for units used daily, book a general service every three to four months and a chemical wash about once a year. Expect to pay roughly S$20 to S$40 per fan coil for general servicing and S$60 to S$100 per fan coil for a chemical wash. Always confirm prices per unit in writing before work starts.

The three main types of aircon servicing

Most Singapore aircon companies offer the same three tiers of service. Understanding the difference is the best defence against being upsold.

General servicing

The routine maintenance visit. A technician typically:

  • Cleans the air filters and front panel
  • Cleans the fan coil surface and blower where accessible
  • Flushes the drainage pipe to prevent choking and leaks
  • Checks the condenser (outdoor unit) and overall operation

General servicing keeps a healthy unit healthy. It is not designed to deep-clean a unit that is already very dirty.

Chemical wash

The fan coil is cleaned with chemical solution to dissolve grime and mould on the coil and blower. The unit usually stays mounted on the wall. This is the right choice when cooling has noticeably weakened, there is a musty smell, or the unit hasn’t been serviced in a long time.

Chemical overhaul

The most thorough option. The fan coil is dismantled completely, and its components are soaked and cleaned individually. It suits units that are heavily soiled, leaking persistently despite servicing, or making unusual noises because of buildup on the blower.

How often should you service your aircon?

Usage General servicing Chemical wash
Daily use (most bedrooms) Every 3 months Once a year
A few times a week Every 4 to 6 months Every 1 to 2 years
Occasional use Every 6 months When cooling weakens or smells develop

Homes near construction sites or main roads, and homes with pets, often benefit from more frequent servicing because filters clog faster.

How much does aircon servicing cost in Singapore?

Prices vary by company, the number of units and whether you sign a contract. These are indicative ranges you’re likely to see in the current market:

Service Typical price per fan coil
General servicing S$20 to S$40
Chemical wash S$60 to S$100
Chemical overhaul S$100 to S$180
Gas top-up S$40 to S$120

Annual contracts (commonly four general services a year) usually bring the per-visit cost down. They make sense if you would otherwise forget to book.

Signs your aircon needs attention now

  • Water dripping from the indoor unit, usually a choked drain pipe
  • Weak cooling even at low temperature settings
  • Musty or sour smell when the unit starts
  • Unusual noise such as rattling or squealing
  • Ice on the coil or pipes, which can indicate low refrigerant or airflow problems
  • Higher electricity bills without any change in usage

How to avoid common upsells

Most aircon technicians are honest, but a few patterns are worth knowing:

  1. “Your unit urgently needs a chemical overhaul.” Ask why a chemical wash wouldn’t be enough, and ask to see the dirt or damage. A legitimate technician will show you.
  2. “You need a gas top-up.” Refrigerant runs in a sealed system and shouldn’t need regular topping up. If gas is genuinely low, there may be a leak, and topping up without fixing the leak is a short-term fix. Ask for pressure readings.
  3. Low headline prices. A very cheap general service advertised per unit sometimes comes with a minimum number of units, a transport fee or a surcharge for high-floor condensers. Confirm the total price before the visit.

What to ask before booking

  • Is the price quoted per fan coil, and does it include the condenser?
  • What exactly does general servicing include?
  • Is there a service warranty, and for how long? (30 to 90 days is common.)
  • Are there any transport, parking or minimum-unit charges?
  • Are your technicians employed in-house or subcontracted?

Servicing vs replacing: when is it time for a new system?

If your system is more than about ten years old, needs repairs frequently, or uses an older refrigerant, it may be more economical to replace it. Newer inverter systems with higher energy-efficiency ratings can also reduce running costs noticeably. A reputable installer should be willing to give you an honest comparison between repairing and replacing. See our shortlist of aircon installation companies if you’re weighing up a new system.

The bottom line

Regular general servicing is cheap insurance. It keeps your aircon efficient, prevents leaks and spots small problems before they become expensive ones. Save chemical washes and overhauls for when they are genuinely needed, and always get prices per unit in writing.
